Access and Method
- Roof-covering type identified (asphalt shingle, metal, tile, wood, membrane, other) *
- Approximate roof age or years since last replacement noted
- Method of inspection recorded (walked, from eaves/ladder, from ground, drone/binoculars) *
Roof Covering
- Covering is free of missing, curling, cupping, or broken material *
- No excessive granule loss, blistering, or advanced wear observed *
- No evidence of improper repairs or exposed/failed fasteners *
- Photo of overall roof condition
Flashings and Penetrations
- Valley, step, and wall flashings are intact and properly integrated *
- Vent pipe boots, chimney flashing, and skylights are sealed and undamaged *
- Roof-to-wall and dissimilar-material transitions show no evidence of leakage *
Drainage and Edge
- Gutters and downspouts are secure, sloped, and free of debris *
- Drip edge and eave/rake trim are present and intact *
- Downspouts discharge water away from the foundation *
Structure and Attic Evidence
- Roof plane is free of sagging, deflection, or uneven surfaces *
- No interior water staining observed on attic sheathing or below the roof *
- Roof ventilation (ridge, soffit, gable) appears adequate *
