Heating Equipment
- Heating equipment type, fuel, and approximate age recorded *
- Heating system operated using normal controls and produced heat *
- Heat exchanger/burner compartment shows no visible cracking, soot, or flame irregularity
- Combustion venting and flue are properly connected with no back-drafting *
Cooling Equipment
- Cooling/heat-pump equipment type and approximate age recorded *
- Cooling operated using normal controls and produced a reasonable temperature drop *
- Condensing unit is level, clear of obstruction, and free of damaged fins or refrigerant-line issues *
- Condensate drainage is functional with no active leakage or overflow *
Distribution
- Supply/return registers deliver airflow throughout the conditioned space *
- Visible ductwork is intact, supported, and reasonably sealed and insulated *
- Air filter is present and its condition/size recorded *
Controls and Safety
- Thermostat(s) respond to calls for heating and cooling *
- Disconnects and service switches are present at equipment *
- Photo of equipment data plate(s) and any deficiency
