  • Basement/crawlspace is dry with no evidence of water intrusion *

Major Systems

  • Electrical panel and devices are safe with GFCI/AFCI and alarms present *
  • Plumbing fixtures function with no active leaks and water heater is serviceable *
  • Heating and cooling equipment operate using normal controls *
  • Known repairs, permits, and service records are gathered for disclosure

Interior and Safety

  • Walls, ceilings, floors, windows, and doors are in good repair *
  • Appliances included in the sale are operational *
  • Smoke and carbon monoxide alarms are present and functional *

Disclosure Preparation

  • Identified defects prioritized as pre-listing repairs vs. disclosure items
  • Seller acknowledgment of findings
