- Grading and drainage direct water away from the foundation *
- Photo of any exterior item recommended for repair before listing
Structure and Foundation
- Foundation and visible structure show no signs of significant movement or moisture *
- Basement/crawlspace is dry with no evidence of water intrusion *
Major Systems
- Electrical panel and devices are safe with GFCI/AFCI and alarms present *
- Plumbing fixtures function with no active leaks and water heater is serviceable *
- Heating and cooling equipment operate using normal controls *
- Known repairs, permits, and service records are gathered for disclosure
Interior and Safety
- Walls, ceilings, floors, windows, and doors are in good repair *
- Appliances included in the sale are operational *
- Smoke and carbon monoxide alarms are present and functional *
Disclosure Preparation
- Identified defects prioritized as pre-listing repairs vs. disclosure items
- Seller acknowledgment of findings
