Structural Elements

  • Are columns, beams, and girders free of significant cracking, spalling, or deflection? *
  • Is exposed or corroded reinforcing steel absent from the underside of decks? *
  • Are post-tensioned tendon anchorages, where present, free of corrosion or distress?
  • Are connections, bearing pads, and precast joints in serviceable condition? *

Deck Surface and Waterproofing

  • Is the traffic-bearing membrane or sealer intact on supported decks? *
  • Is the deck free of active spalling, scaling, or map cracking? *
  • Are expansion joints watertight and free of debris or displacement? *
  • Is there evidence of chloride staining or efflorescence from de-icing salts? *

Drainage Systems

  • Are deck drains, trench drains, and leaders clear and functioning? *
  • Is the deck sloped to drains without significant ponding? *
  • Are drain lines and downspouts free of leaks that stain structural elements? *

Safety Barriers and Circulation

  • Are vehicle barrier cables, curbs, and perimeter guards structurally sound? *
  • Are pedestrian guardrails and stair handrails secure and code-compliant? *
  • Are ramps, striping, and directional signage clear and in good condition?

MEP, Lighting and Life Safety

  • Is lighting adequate and functional throughout drive aisles and stairs? *
  • Are standpipes, sprinklers (where present), and fire extinguishers serviceable? *
  • Is CO ventilation or mechanical exhaust functional in enclosed levels?
  • Are elevators and emergency communication devices operational?
