Life-Threatening Deficiencies (Priority)

Conditions requiring immediate correction under NSPIRE.

• Working carbon monoxide alarm present where fuel-fired equipment or attached garage exists *
• Working smoke alarms present and installed in required locations *
• No exposed electrical hazards (open panels, exposed conductors, missing covers) *
• No gas leak, gas odor, or improper fuel-gas connection detected *
• All required means of egress are unobstructed and operable *

Unit Standard

• Each habitable room has functioning permanent heat source *
• Bathroom has a working toilet, sink, and tub or shower with hot and cold water *
• Kitchen has a functioning sink and space/connections for cooking and refrigeration *
• Windows and doors operate and lock as intended; required security is present *
• GFCI protection present at kitchen, bathroom, and required outlets *

Inside Standard (Common/Interior)

• Interior common area walls, floors, ceilings, and stairs are sound and free of hazards *
• Handrails and guards present and secure at stairs and elevated walkways *
• No visible mold-like substance or evidence of chronic moisture intrusion *
• Common-area lighting is functional *

Outside Standard

• Site walkways, parking, and steps are free of tripping hazards *
• Building foundation, walls, and roofing are free of conditions allowing water intrusion *
• Exterior lighting and address/emergency access are adequate *
• Retaining walls, fencing, and site drainage are in safe condition *

Findings and Correction

• Photo documentation captured for each recorded deficiency
• Deficiency severity and correction timeframe assigned per NSPIRE standards
• Inspector name and signature *
