Mechanical / HVAC
- Rooftop units, chillers, boilers, or split systems identified with quantity and approximate age *
- Equipment operates and maintains conditioned space with no major deficiencies *
- Preventive maintenance records and filter service are current *
Electrical Distribution
- Main service, switchgear, and distribution panels are labeled and accessible *
- Required working clearances are maintained around electrical equipment *
- No signs of overheating, corrosion, or unsafe/temporary wiring *
- Emergency/standby power and transfer equipment, where present, are functional
Plumbing and Domestic Water
- Domestic water, sanitary, and storm systems are functional with no major leaks *
- Backflow prevention devices are present and have current testing where required *
- Water heating / hot water plant is operational and serviceable *
Fire Protection and Life Safety
- Sprinkler system has current inspection/testing tags per NFPA 25 *
- Fire alarm and detection system has current inspection per NFPA 72 *
- Portable fire extinguishers are present, accessible, and current *
- Exit signage, emergency lighting, and egress paths are functional and unobstructed *
Vertical Transportation and Documentation
- Elevators/escalators, where present, have a current certificate of inspection posted
- Deficiencies photographed and logged with recommended corrective action
- Inspector name and date recorded *
