System Architecture and Platform

  • What BAS platform and protocol are in use (BACnet, LonWorks, Modbus, proprietary)? *
  • Is the front-end workstation or web supervisor operational and accessible? *
  • Are controllers and the platform version supported (not end-of-life)? *
  • Is the controls network documented with as-built drawings and point lists?

Field Devices and Sensors

  • Are field controllers, actuators, and VFDs communicating and responsive? *
  • Are temperature, pressure, and flow sensors calibrated and reading plausibly? *
  • Are dampers and valves stroking correctly to commanded positions? *
  • Are failed points, overrides, or manual positions documented? *

Sequences of Operation and Performance

  • Are documented sequences of operation available and being followed?
  • Are scheduling, setback, and optimal-start strategies active? *
  • Are economizer and demand-control ventilation sequences functioning?
  • Are trend logs and alarms configured and reviewed?

Integration and Cybersecurity

  • Is the BAS integrated with metering, lighting, or life-safety systems as intended?
  • Is remote access secured (VPN, credentials, network segmentation)? *
  • Are firmware and software patches reasonably current?

Condition and Recommendations

  • What overall BAS condition rating applies (good, fair, poor)? *
  • Is partial upgrade, re-commissioning, or full replacement recommended? *
  • Are near-term energy or comfort opportunities identified?
