- Walking-surface waterproof membrane/coating is intact with no cracks or blistering *
- Flashing at the wall interface and deck edges is present and effective *
- Positive drainage/slope is maintained with no ponding *
- Sealant at penetrations, posts, and terminations is intact
Moisture and Damage Evidence
- No water staining, efflorescence, or dry rot at the underside or supports *
- Moisture reading at framing is within acceptable limits
- Guardrails and handrails are structurally secure and meet height/spacing *
- Photo of the element and any deficiency
Assessment and Sign-Off
- Element condition assessment *
- Estimated remaining service life or reinspection interval
- Findings and recommended repairs
