Access and Structure
- Attic was entered or inspected from the access to the extent readily accessible *
- Visible roof framing and sheathing are free of damage, sagging, or staining *
- No evidence of prior or active roof leaks at the sheathing *
Insulation
- Insulation type identified and approximate depth/R-value recorded *
- Insulation coverage is consistent with no significant gaps or compression *
- Access hatch/pull-down stair is insulated and weatherstripped
Ventilation and Moisture
- Soffit, ridge, and/or gable ventilation is present and unobstructed *
- No condensation, frost, or mold-like growth on sheathing or framing *
- Bath and kitchen exhaust fans terminate to the exterior, not into the attic *
- Photo of attic conditions and any deficiency
Penetrations and Pest Evidence
- Plumbing/electrical/chimney penetrations are sealed appropriately
- No evidence of rodent or pest intrusion (droppings, nesting, gnawed wiring) *
