Assessment Scope and Records

  • Approximate gross building area and number of stories *
  • Owner/manager interview conducted and available maintenance records reviewed *
  • Prior reports, drawings, and certificates of occupancy were requested *

Site and Topography

  • Paving, curbing, and parking areas are free of significant deterioration or trip hazards *
  • Site drainage, stormwater structures, and retention/detention appear functional *
  • Site lighting, signage, and landscaping are in serviceable condition *
  • Photo of representative site conditions and any deficiency

Structural Frame and Building Envelope

  • Foundation and visible structural frame show no signs of distress or movement *
  • Exterior wall systems and facades are free of significant cracking, spalling, or displacement *
  • Windows, curtain wall, sealants, and exterior doors are in serviceable condition *
  • Estimated remaining useful life noted for major envelope components

Roofing Systems

  • Roof was accessed and covering type, age, and condition were observed *
  • Flashings, penetrations, and rooftop equipment curbs are in serviceable condition *
  • Roof drains, scuppers, and gutters are clear and functional *
  • No evidence of active leaks or interior water staining below the roof *

Mechanical, Electrical, and Plumbing

  • HVAC equipment type, quantity, approximate age, and condition were recorded *
  • Electrical service capacity, distribution, and equipment are adequate and serviceable *
  • Plumbing supply, waste, and domestic hot water systems are functional with no major deficiencies *
  • Vertical transportation (elevators/escalators), where present, has current inspection certification

Life Safety and Cost Opinion

  • Fire protection (sprinklers/alarm/extinguishers) present with current inspection tags *
  • Egress, exit signage, and emergency lighting appear adequate *
  • Immediate repair items requiring near-term expenditure were identified
  • Opinion of probable costs for immediate and short-term repairs prepared *
