Preliminary Plat Submittal

  • Does the preliminary plat show existing topography, boundaries, and the proposed lot layout? *
  • Is the plat prepared and sealed by a licensed professional surveyor and/or engineer? *
  • Are proposed streets, blocks, and lots dimensioned and consistent with district minimums? *
  • Are locations of easements, floodplains, and wetlands shown? *

Design & Engineering Standards

  • Do street geometry, grades, and rights-of-way meet the subdivision design standards? *
  • Is stormwater management / drainage designed to required detention and water-quality standards? *
  • Are water and sewer connections (or approved on-site systems) demonstrated as available? *
  • Is land dedicated or a fee-in-lieu provided for parks/open space where required? *
  • Do lot dimensions and areas meet or exceed the zoning district minimums? *

Agency Review & Concurrency

  • Have reviews been obtained from the fire district, health department, and utility providers? *
  • Was the plat referred to the transportation/DOT agency for access permits where fronting a state road? *
  • Has floodplain / FEMA conformance been confirmed for any lots in a special flood hazard area? *

Improvement Guarantees

  • Is a subdivision improvement agreement executed for public infrastructure? *
  • Is a performance bond, letter of credit, or escrow posted in the required amount? *
  • Is a maintenance/warranty guarantee provided for the defect-liability period after acceptance? *

Final Plat & Recording

  • Does the final plat conform to the approved preliminary plat and all conditions? *
  • Are all required certificates (owner's dedication, surveyor, approval, tax clearance) on the plat? *
  • Was the approved plat recorded with the county recorder within the statutory time limit? *
