  • Is the parcel's zoning district confirmed against the official zoning map? *
  • Is the proposed use permitted by right, conditionally, or prohibited? *
  • If conditional, is a special/conditional use permit required? *
  • Are any overlay districts (historic, floodplain, transit) applicable? *

Dimensional Standards

  • Do front, side, and rear setbacks comply with the district? *
  • Does building height comply with the district maximum? *
  • Do lot coverage and floor area ratio (FAR) comply? *
  • Is minimum lot area and lot width satisfied? *

Parking, Access & Site

  • Are minimum off-street parking spaces provided for the use? *
  • Are accessible parking spaces provided per the ADA/local code? *
  • Do driveway/curb-cut locations meet access-management standards? *
  • Are landscaping, buffer, and screening requirements met? *

Signage & Environmental Overlays

  • Do proposed signs comply with the sign ordinance (area, height, number)?
  • Is the parcel within a mapped floodplain requiring elevation compliance? *
  • Are wetlands, steep slopes, or protected resources present on site?

Entitlement Path

  • Are all required variances or waivers identified? *
  • Is the public hearing / planning board approval path documented?
  • Number of variances required
