Change Order Management Checklist

A change order control checklist for verifying scope changes are properly justified, priced, and documented before a change order is executed.

Origination & Justification

  • Is the change traced to a specific source (RFI, owner directive, field condition, or design revision)? *
  • Is a construction change directive (CCD) issued when work must proceed before pricing agreement? *
  • Is the change within the general scope of the contract? *
  • Is the change logged with a unique number and date on the change order log? *

Pricing & Schedule Impact

  • Is detailed cost backup provided (labor, material, equipment, markups)? *
  • Do markups/overhead and profit comply with the contract limits? *
  • Is any time extension or schedule impact identified and substantiated? *
  • Have credits for deleted/deducted work been captured? *

Review & Approval

  • Has the architect/engineer reviewed the change for design conformance? *
  • Has the change been reviewed against contingency and budget availability? *
  • Are required owner and lender approvals obtained per authority thresholds? *
  • Is the executed AIA G701 (or equivalent) signed by owner, architect, and contractor? *

Closeout & Tracking

  • Is the adjusted contract sum and completion date updated in project records? *
  • Is the change incorporated into the schedule of values (G703)? *
  • Are affected subcontracts amended accordingly? *
