Building Permit Application & Plan Review Checklist

Application & Submittal Completeness

Confirm the intake package is complete before technical review begins.

• Is the permit application complete with owner, contractor, and licensed design professional information? *
• Is proof of contractor licensing and registration on file? *
• Are at least two sets of construction documents submitted (or electronic equivalent)? *
• Is the construction cost/valuation stated for fee calculation? *
• Is a legal description or parcel/tax ID provided? *

Zoning & Site Conformance

• Does the proposed use conform to the zoning district? *
• Do setbacks, height, and lot coverage meet the zoning ordinance? *
• Is a site plan provided showing property lines, easements, and dimensioned setbacks? *
• Are required off-street parking and accessible parking counts shown? *

Structural & Life-Safety Review

• Are the occupancy classification and construction type identified and consistent? *
• Does allowable area and height comply for the occupancy and construction type? *
• Are structural design loads and the design basis stated on the drawings? *
• Are means of egress (exits, travel distance, widths) shown and compliant? *
• Are fire-resistance ratings and fire/smoke-rated assemblies specified? *

Accessibility, Energy & MEP

• Do the plans demonstrate accessibility compliance? *
• Is an energy compliance path (prescriptive or performance) documented? *
• Are mechanical, plumbing, and electrical plans provided and stamped where required? *
• Are deferred submittals identified and listed for later review? *

Review Disposition

• Have all plan review comments been resolved or noted for correction? *
• Is the reviewing plans examiner's approval recorded?
• Permit approval / issuance date
